The sales statistics for the month of October from the Realtor's Association of Maui are compiled. The market just gets more and more interesting. Note that the number of days on the market for sold properties is 156 days or 5.2 months. This is for properties that have sold, not active listings. What this typically means is that properties that are selling are either being price right out of the listing gate, or reduced enough after a reasonable amount of time to gain attention from Buyers. A word to Sellers, if you don't have to sell, don't sell right now, this is not the market. If selling is necessary price your home to appeal to buyers and create a sense of urgency in their mind.
This is a buyer's dream and a buyer's market! For those looking to purchase, start looking and shopping around now. This is a great opportunity to purchase a home. In 2006 there were a handful of homes on the market under $500K. Now, there are over 200 islandwide. Also, 62 of these are priced under $400K.
